Brief

21 Brook Road is a garage/workshop, located at the rear of 23 Brook Road, with access shared equally between both properties. The original building was completed in the 1830's. Its original use is not clear, but it is likely the property was used for commercial activities. However, no clear records exist.

Unfortunately, 21 Brook Road has been altered in several ways, all of which have had a detrimental affect on the structural integrity of the property.

We intend to demolish and rebuild the building, reusing much of the original materials inorder to return the building to a useful state.

Proposal

In respect for the locality and vernacular, and in the interests of sustainable construction, the proposal is for the exterior walls to be clad using the existing bricks and laid to the same bond.

In respect of the neighbouring properties, and to address the issue of storm water management, the proposal is for a green roof, with storm water run-off to be stored as 'grey water'. Skylights have been added to provide good levels of natural light, to reduce reliance on artificial lighting, and provide natural ventilation for the space.

The front elevation includes a pair of double-glazed, painted wooden doors, wide enough to enable a car to pass. These allow natural light into the building which will reduce dependency on artificial light.

The internal wall construction is timber-framed, and well insulated, to ensure the building is warm, dry and free of condensation. This ensures the space is good for storage and personal use throughout the year.
